Victorian Porch Floor Deep Cleaned and Sealed in Edinburgh

This is a small job we did recently to renovate a Victorian Tiled Porch floor at a property in Edinburgh that was extremely dirty and stained. Situated at the front of the house the porch was exposed to most of the traffic coming into the property and over time the sealer had worn off the tiles allowing dirt to become trapped into its pores.

If you have read any of my posts before you will know I’m vary of old Victorian tiled floors like this one. Older floors don’t have a damp-proof membrane so you have to minimise the use of water otherwise it can take days or even weeks before the floor dries out, it can also exacerbate efflorescence issues.

To work around this issue, we have adopted a “Low Moisture Cleaning” system that uses Gel based cleaning products. To start we apply Tile Doctor Acid Gel which being a gel is very easy to control. The gel is applied to the floor and left to dwell for a while before it is worked in with a coarse 100-grit burnishing pad that opens the pores in the tile so the dirt can be flushed out. Then after going over the floor a few times with the pad the slurry was extracted with a wet vacuum.

 
The porch floor was then inspected and stubborn stains were spot treated until I was happy with the condition of the tiles. I also had to scrape off some paint splashes from decorating.

The next step was to further improve the condition of the Victorian tiles by applying 200, 400 and then an 800-grit burnishing pads. This closes the surface pores and makes the tiles slightly smoother. We find doing this also speeds up drying times. I used minimal water to help lubricate the burnishing process and wipe the floor after each pad using damp cloths.

The floor was then left to dry off for a week before I returned to seal the floor using Tile Doctor X-Tra Seal. This is a modern oil-based sealer that improves structure and is rated for external use so ideal for an area like a porch that gets wet, its also fully breathable so perfect for floors without a damp-proof membrane.

For the regular cleaning of sealed floors, I recommend the use of Tile Doctor Neutral Cleaner which is a gentle yet effective tile cleaner. It’s important to choose a neutral pH cleaner for cleaning sealed tiles as a lot of products you find in supermarkets contain bleach and are simply too strong for cleaning a sealed surface and will quickly erode the sealer with use.

Victorian Hallway Renovated using Low Moisture Cleaning in Edinburgh

Details below of a another Victorian Hallway floor restoration that we completed recently in Edinburgh. The owner of the property was unhappy with how dull the floor had become and was keen for it to be renovated back to health.

Old Victorian tiles are porous and so do need to be sealed to protect them from ingrained dirt and staining, unfortunately sealers don’t last for ever and do wear down with use so if you want to keep your floor looking clean you do need to maintain the sealer.

I’ll add more detail below but in total this project took three days to complete as there were a lot of tiles that had to be lifted and fixed back down again, this was all done on the first day and once set the whole porch area had to be regrouted.

As mentioned above the first day was spent ensuring the tiles were secure. This involved checking every tile by hand in the hallway and porch floor and identifying all the problems so they could be removed cleaned up and then re-laid with fresh adhesive.

It’s a lot of manual work but by the end of the first day the tiled floor was solid and ready for cleaning although I decided to come back to do the cleaning a few days later to give the repairs time to set.

Old floors like this one don’t have a damp proof membrane under the floor so you have to be wary of how much water you use during cleaning, if you use too much it could take days or even weeks before the floor dries out you can seal it. Fortunately, we have a solution and for situations like this we adopt a method called “Low Moisture Cleaning”

This method primarily involves giving the floor an acid rinse using Tile Doctor Acid Gel which being a gel is very easy to control. The gel is applied to the floor and left to dwell for a while before it is worked in with a coarse 200-grit burnishing pad. Then after going over the floor a few times with the pad the slurry extracted with a wet vacuum. The process was repeated two to three times until I was satisfied that tiles were as clean as possible. I then wiped the floor using a damp cloth dipped in a bucket with a mixture of Grout Clean-Up and water.

This method allowed us to get the tiles as clean as possible without the need of any alkaline cleaning products which can cause efflorescence issues later when the floor dries. Efflorescence is a common problem on floors of this age where a damp-proof membrane has not been fitted; moisture rises through the sub floor and tile carrying salts which then get deposited on the surface of the tile as the moisture evaporates. Once complete the floor was left to dry off overnight with an industrial fan in place to help with the drying and to ensure it would be ready for sealing the next day.

On the final third day we returned to seal the floor testing the moisture level first with a damp meter to ensure the floor was dry. The results were positive, and I was happy that it was within the correct tolerance for the sealer to be effective. To seal the floor, we used Tile Doctor Colour Grow, applying three coats and letting each coat dry before applying the next.

The sealer enhanced the deep colours in the tile and gave the floor hardwearing protection that should last many years to come, the fresh sealer will also make them easy to clean. I should mention that Colour Grow is also fully breathable which is perfect for a floor with no damp-proof membrane, in that it won’t trap moisture under the tiles where is could eventually spread to the walls and lead to rising damp.

Before leaving I took time to explain the importance of using a neutral pH tile cleaning product such as Tile Doctor Neutral Cleaner for day-to-day cleaning. A lot of products you find in supermarkets contain bleach and are simply too strong for cleaning a sealed surface and will quickly erode the sealer with use.

As you can see from the photographs below this beautiful Victorian Tiled Hallway floor in Edinburgh was in a bad state of repair. The floor has been covered with carpet for many years and the thick adhesive had completely stained the tiles; in fact, you can still see the pattern of the underlay marking the worst parts of the tile. It could be worse as I have seen this done with gripper rods nailed straight through the tile before.

On top of that part of the floor had completely collapsed between the staircase and doorway to the bathroom. This would need to be raked out, backfilled with cement and then re-tilled with replacement tiles that were a close match to the original

I discussed with the client the work needed to carry out a full restoration and gave them a quote. Aware of the fact that original tiled hallways can improve the value of a property they were happy to accept and we scheduled a date for the work to commence.

Removing Carpet Adhesive from a Victorian Tiled Hallway Floor

Work started by carefully removing as much of the thick glue and underlay as possible with hand scrapers. Once done I treated the floor with Tile Doctor Acid Gel and scrubbed it in with a rotary floor buffer machine fitted with a Black pad. This generated a lot of soiling that was then extracted with a wet vacuum and the floor inspected.

It was obvious to see that more work was needed to remove all traces of the glue so I decided to switch up a gear and use more Acid Gel but this time scrubbed in with a very coarse 100-grit diamond pad followed by a 200-grit pad. Encrusted with industrial diamonds these pads are more expensive than the black scrubbing pads however using the black pad first did remove a lot of the large particles that would have otherwise clogged up the diamond pads. This process worked well and by the end of the afternoon I had managed to remove all the debris left by the carpet and glue.

The next ask was to focus on the collapsed section of flooring which started by cleaning out the rubble and backfilling with concrete board and cement until it was level with the existing floor.

I used around forty reproduction Victorina Tiles in this area carefully placing them to match the original pattern and cutting them to the right size where required. A fast-setting adhesive was used to fix them in place followed by grouting.

Sealing a Victorian Tiled Hallway Floor

You can’t apply a sealer to a damp floor and the tiles needed some time to dry out after the cleaning so it was around a week later before I returned to finish the work by applying a protective sealer.

Given the age of the floor I decided to apply a fully breathable sealer called Tile Doctor Colour Grow. This is an important consideration when sealing old, tiled floors as it will allow for any moisture to rise through the tile and evaporate at the surface, otherwise moisture can become trapped until the floor resulting in damp issues. Colour Grow also contains a colour enhancer that brings out the colours in the tile and works by soaking into the pores of the tile making it long lasting, again another important consideration for a busy hallway.

The client was very pleased with the newly restored floor, and for ongoing cleaning I recommended the use of Tile Doctor Neutral Tile Cleaner. This product has a neutral Ph which is ideal for sealed surfaces; stronger bleach-based cleaners are simply too strong for use on sealed tiles and will erode the sealer prematurely.

These are a few photos from a Victorian tiled hallway we restored in Edinburgh. The property is close to the beautiful city centre and is in a road with other Victorian properties. The floor was once stunning but was now overdue some love and care to restore it back to its’ former self.

We went over to the property first to survey the floor and see for ourselves the extent of the work required before quoting for the restoration. The floor was incredibly dirty and there were a number of broken tiles that would need to be replaced or repaired. There are handful of companies where you can source matching tiles but with a floor of this age its not always possible. We discussed with the client the process we would follow to restore the floor which would take three days and agreed a price and date for the work. We also took away with us some of the broken tiles to assist in tracking down matching replacements.

We arrived on the first day and started by taping up the adjacent woodwork to protect it. The next step was to ensure the floor was completely sound before starting the cleaning process which meant dealing with the loose and broken tiles. The loose and broken tiles were removed and then replaced with new reproduction Victorian tiles that we had managed to source from Original Style. The tiles were cut to fit and then set into the floor with tile adhesive. Unfortunately, we were unable to source a replacement for a broken center pattern tile which had an intricate pattern, so we had to secure this back in place using the two broken pieces. With the tiling work completed there was nothing else we could do so we left to allow the adhesive to set.

Returning the following day, we began the cleaning process using a set of coarse burnishing pads fitted to a rotary machine. 100, 200 and then a 400-grit burnishing pad was applied in sequence. Then after going over the floor a few times with the pads the floor was rinsed with water which was then extracted with a vet vacuum to remove the fine slurry that was generated. This process ground off the dirt and refined the surface of the tile ensuring the old and new tiles made a perfect match.

The next step was to give the floor an acid wash using Tile Doctor Acid Gel which is scrubbed into the tiles and then rinsed off and extracted as before. This allowed us to get the tiles as clean as possible without the need of any alkaline cleaning products which can cause efflorescence issues later when the floor dries. Efflorescence is a common problem on floors of this age where a damp-proof membrane has not been fitted; moisture rises through the sub floor and tile carrying salts which then get deposited on the surface of the tile as the moisture evaporates. Once complete the floor was left to dry off overnight in readiness for sealing process the next day.

The sealer gave enhanced the look of the floor leaving a hardwearing sheen surface which will protect the tiles will also make them easy to clean going forward. This sealer is also fully breathable which is perfect for a floor with no damp-proof membrane in that it won’t trap moisture under the tiles where is could eventually spread to the walls and lead to rising damp.

The client was very happy with the restored floor, the colours were now very vibrant, and the dull entrance hall had been transformed to an inviting space.

This is a travertine floor had been laid in the Kitchen and Dining room of a house on the outskirts of Edinburgh. It had been some time since it had last been polished and the stone had become dull in appearance and some of the grout had become grubby with dirt. This is a common problem with Stone floors which will lose their appearance overtime with general usage and this is why we recommend an annual maintenance visit where in a few hours we re-polish the stone and top-up the sealer.

Having explained what was required to restore the floor a quote was provided to cover the work and materials which would take two days. The quote was agreed, and a date set to start the work.

Cleaning and Polishing Travertine Floor Tiles

On the first day we gave the floor a thorough clean with a strong dilution of Tile Doctor Pro-Clean to remove what was left of the old sealer and surface dirt. Pro-Clean is a versatile tile and grout cleaner that is safe to use on natural stone. We use a floor buffer fitted with a black pad running at slow speed to work the solution into the Travertine. Once done the soiled solution is rinsed away with water and then extracted with a wet vacuum. Having the right tools for this work really helps achieve a thorough and quicker result.

Once I was satisfied with cleaning, I set about using a set of Diamond encrusted burnishing pads fitted to a rotary machine. Applied with water which lubricates the process this system closes the pores in the stone and restores the polished appearance. The system comprises four main pads of varying grit and I began by applying the coarse 400-grit pad, before moving on to medium 800-grit and then finishing with the fine 1500-grit pad. The floor has to be rinsed with more water between each pad to remove the soil that is generated, again a wet vacuum come in very handy for extracting the slurry.

The grout was also scrubbed by hand using more Pro-Clean and stiff brush as the pads can struggle to reach down into the recess of the grout lines.

Sealing a Travertine Floor

The floor was left to dry off overnight and then the next day work continued with the application of the fourth burnishing pad in the set which is a very fine 3000-grit pad. This pad is applied dry to the floor with a spray of water using a technique we call a ‘Spray Burnish’. This final pad brings up the polished appearance of the stone even further and has the added advantage of leaving the floor dry.

To seal the Travertine my choice of sealer was Tile Doctor Colour Grow, which was applied in two separate coats. The sealer will protect the floor against wear and tear, while also enhancing the natural shades in the Travertine thanks to the sealer’s colour intensifying formula. Once the second coat was dry, I ran over the floor with a white buffing pad to remove any excess sealer and to further buff up the appearance of the stone.

The floor responded well to the treatment and the colours in the Travertine have really come alive. Before leaving I left the owner with a bottle of Tile Doctor Stone Soap which they can use for the regular cleaning of the floor. This product is especially recommended for the maintenance cleaning of polished stone as its sealer safe and will help maintain the patina.

Original Victorian Tiles Refreshed With Deep Clean and Seal in Edinburgh

Edinburgh became an increasingly important city in the UK during the Victorian period. Although overtaken by Glasgow as Scotland’s largest city in the early 19th century, Edinburgh experienced expansion and industrialisation, and many areas which had been populated by Georgian architecture were rebuilt with Victorian buildings.

Of course, this included many Victorian residential properties, many of which are still inhabited, and still have original Victorian tiled flooring. A lot of property owners choose to keep the original tiles rather than strip them out, and we specialise in restoring and maintaining them.

I recently visited a property in Edinburgh to provide a deep clean and fresh seal for some Victorian porch tiles that were looking a bit worse for wear. The job was carried out over the space of two days.

Cleaning Original Victorian Tiles

On the first day of work, I arrived at the property and immediately began by stripping the floor of any old sealant. Sealers don’t last forever and are worn away over time requiring them to be routinely topped up with a fresh application, however in this case the sealer had worn off completely in most places allowing dirt to become ingrained in the pores of the tile, so the only course of action would be to strip off what was left, clean the floor and reseal.

The old sealant was removed using a strong solution of our natural stone cleaner and stripper, known as Tile Doctor Pro-Clean, and our heavy-duty sealer and coating remover, known as Tile Doctor Remove and Go. This combination of products was applied and scrubbed into the stone using a black buffing pad fitted to a rotary machine. The floor was then rinsed to remove any excess chemical residue and the moisture was soaked up.

Next, the floor was then burnished using a coarse diamond-encrusted burnishing pad to grind off tough stains and rinsed again with fresh water. Tile Doctor Neutral Tile Cleaner, which is an excellent pH-neutral cleaner for routine maintenance, was then used to complete the cleaning process and the tiles were left to dry completely overnight.

On the second day of work, the tiles had dried off nicely overnight and I was able to return to the property to seal the tiles using five coats of Tile Doctor Seal and Go. This is a topical sealer which provides a high-quality low-sheen finish and protection against ingrained dirt and stains. In this case, the customer had opted for a sheen finish as opposed to a natural-look, matte finish.

Comparing the before and after photos, it’s clear how significant a difference routine maintenance can make to the appearance and condition of these original Victorian tiles. The customer was very pleased with the outcome and I recommended the use of our Neutral Tile Cleaner for frequent cleaning in the future. Being PH neutral it won’t prematurely erode the sealer like many acidic supermarket products.

Marble tiled vestibule cleaned and polished in Edinburgh

I was asked to take a look at this small but beautiful Marble tiled vestibule at the entrance to a lovely house in Edinburgh. As you can see from the photograph below the colours in the Marble were looking washed out and the overall appearance was dull and lifeless. As the main entrance it must have seen a lot of foot traffic and a fair amount of wear and abuse over the years.

The first task was to brush and vacuum the floor to remove debris and grit. After this the floor was sprayed with a dilution of Tile Doctor Pro-Clean a tile cleaner that is safe to use on stone floors and scrubbed in with a black buffing pad fitted to a rotary machine. This released a lot of dirt from the tile and the soiled cleaning solution was then rinsed off with water and extracted using a wet vacuum.

Once the floor had all the surface dirt removed we then proceeded to polish the marble with a set of diamond burnishing pads which restore the shine the stone. The burnishing pads come in a set of four and you start with a coarse pad with a little water and work your way through the set moving from a the coarse pads through to the finer pads; this process polishes the stone more and more until you get a smooth finish. After each pad was used the area was thoroughly rinsed with clean water to remove any slurry kicked up by the process before moving onto the next. Once we had gone through all four pads the floor was left clean, smooth and shiny.

Sealing Marble Tiles

Being a high traffic area I wanted to leave a very durable polish that would last for years to come, so once the burnishing process was completed we proceeded to seal and further polish the Marble by buffing the floor with Tile Doctor Shine Powder. The crystallising powder provides a very high shine and a tough durable finish, ideal for this situation.

We often come across tiled floors that have simply never been maintained after their original installation. This inevitably leads to problems: over time, the sealer starts to wear away, particularly in high traffic areas, allowing dirt and staining to become easily ingrained in the stone and grout. The longer this is left unaddressed, the harder it becomes to clean the tiles.

An excellent case in point are this cream coloured Polished Limestone tiled floor installed in the downstairs WC and upstairs bathroom of a property in the prosperous Merchiston area of Edinburgh. The floor were already laid when the customer bought the house 10 years ago, and as far as they know, it has never experienced professional maintenance.

The result of this is quite clear: just looking at the photos below you can see how dull and unimpressive the tiles looked before I was called in to restore them to their best possible condition. The customer was particularly unhappy with how easily the floor became stained and patchy where the sealer had failed in certain areas of the floor.

To clean the Limestone tiles, I used Tile Doctor’s system of four diamond encrusted burnishing pads, which range from Coarse to Very Fine. The abrasive Coarse grit pad are applied to cut back through the stone to remove stains, while the Fine and Very and Fine pads are applied to achieve a high quality polished shine.

The pads are fitted to a rotary machine in sequence from coarse to fine and lubricated with a small quantity of water which is sprayed onto the surface. The resultant slurry is rinsed off with more water and extracted using a wet vacuum.

The downstairs WC was approached using much the same method except the space was tighter so we had to use smaller six-inch burnishing pads fitted to a handheld buffer.

After completing the burnishing process, I scrubbed the grout with a narrow brush and a strong dilution of Tile Doctor Pro Clean, which is a high performance alkaline cleaner, to remove any dirt and stains.

Last step before leaving was to rinse both floors with water to remove any trace of cleaning solution. The wet vacuum was then used to remove as much water and moisture from the tiles as possible.

I left the floor to fully dry out overnight before returning the next morning to re-seal the stone which would protect it from future staining.

My choice of sealer was Tile Doctor Colour Grow, which is the ideal sealer for sealing Limestone. As an impregnating sealer, it penetrates deep into the pores of the stone to fill them and prevent dirt from becoming ingrained there. It also subtly enhances the natural shades in the stone.

Flagstone Tiles Rejuvenated at Home of International Footballer in Edinburgh

Our tiled floor restoration services have attracted a number of high profile customers over the years. In fact, not too long ago I was contacted about restoring a Flagstone tiled floor at a property in Edinburgh belonging to a Scotland international footballer.

The tiles and grout were in real need of professional cleaning and sealing because it clearly had not experience adequate maintenance in a while. Here’s a quick overview of how I was able to get the floor back to looking its best.

Cleaning a Dirty Flagstone Tiled Floor

First of all, we cleaned the tiles and grout using a mix of two products: Tile Doctor Pro Clean and Tile Doctor Remove and Go. Pro Clean is our high alkaline cleaner and is a very reliable product for removing soil from natural stone. Remove and Go serves the more specific purpose of stripping away any old sealer and breaking down any paint and adhesive stains.

After completing the initial clean, I used gave the tiles another wash using a solution of Pro Clean and water,
before extracting any dirty slurry with a wet-vac machine. I did this several times until I was happy the floor was clean to the best possible extent. I also filled in any missing cement in joints and then installed drying equipment to help dry out the Flagstone tiles overnight.

Upon returning to the property the following day I did a quick check for any damp issues. Thankfully none were present, so I was able to proceed with sealing the tiles using seven coats of Tile Doctor High Shine.

This sealer is a specially formulated water-based blend of acrylic polymers, providing both a stain resistant surface seal and a durable high-sheen finish. By doing so it eliminates the need for sealing using two products to achieve that effect.

Cleaning a Ceramic Tiled Shower Cubicle in Edinburgh

This is a great example of the difference we can make to a Shower Cubicle which suffer from a build up of soap scum, mould and staining from the dyes in shampoos and soaps etc.

This particular cubicle was installed at a property in the city of Edinburgh. The walls were Ceramic tiles which are ideal for shower areas as the glaze makes them completely water proof. However with grout being cementitious it does attract dirt and this shower was no different.

The first step was to remove the wire accessory holder and then soak all the tile and grout in a strong solution of Tile Doctor Pro-Clean. I find decanting into a spray bottle works best as it mixes it with air which makes it easier to stick to the wall.

With the Pro-Clean in place it was then hand scrubbed to get the tile and especially the grout clean of all the mould and other stains. The shower walls were rinsed down and the process repeated where necessary.

With the tiles and grout now clean we could see that the grout was still discoloured in some areas where it had been badly stained. One option at this point would be rake out the grout and replace with new however overtime it would only discolour again, so in agreement with the customer we applied a grout colourant in a Limestone colour to better match the tile.

The Grout Colourant would ensure all the grout had a consistent appearance while also adding an impenetrable barrier that will keep its appearance for a long time. It takes a little time to do but is easily applied with a small brush and then you wipe off any excess that gets onto the tile.

The next step was to strip out the mastic silicone sealant strip from around the base of the shower cubicle and replace with new. I used high quality silicone sealant that left nice lines and fresh look, don’t use cheap sealant as it will soon discolour and some have been known to shrink.

Quick and Effective Bath Tile Refresh in Edinburgh

Here’s a quick example of an interesting tiled shower cubicle at a property in Edinburgh that was well overdue for a refresh, including deep cleaning and recolouring do the grout lines that had become stained and mouldy. This is a problem that the majority of property owners experience due to the simple fact that shower cubicles come into contact with damaging acid-based shampoos and soaps on a daily basis.

The short-term solution for this is to wash the shower cubicle down with water after each use, however busy people do not always remember to do so! The prognosis is bad discolouration, mould growth and staining if the problem if proper care isn’t taken. In this case, the problem had worsened to the point that the property owner decided to contact Tile a Doctor to provide a thorough refresh of the tiles.

Cleaning Stained and Discoloured Shower Cubicle Tiles

Our process for refreshing shower cubicles in a similar state to this one is simple, but highly effective. I started by mixing a strong solution of our high alkaline cleaner, known as Tile Doctor Pro Clean (diluted to an appropriate level with water), before applying it directly to the tile and grout.

Next, I worked it in using specialised handheld grout brushes , with the alkaline in the Pro Clean neutralising the acidic staining and mould growth had leaving the area clean and fresh. Pro Clean is suitable for use on all kinds of natural stone, and on both verticals and horizontal surfaces. Once satisfied the grout had been cleaned to the best of my abilities, I quickly dried the entire area using a heat gun.

To restore the appearance of the installation back to it’s optimal appearance I chose to recolour the grout lines with our Light Grey grout colourant, which matched in very nicely. This is just one of ten different colours of grout colourant we offer. The colourant was left to dry for a short period before I cleaned off any excess. The final stage of the refresh involved stripping off the old discoloured silicone from around the bath and replacing it with fresh silicone.

Quarry Tiled Porch Before and After Cleaning Sealing Edinburgh

Restoring an Old Quarry Tiled Porch Floor in Edinburgh West End

The restoration of this old Quarry tiled porch floor was carried out at a house in the west end of Edinburgh famous for its historic buildings and cobbled streets. The tiles were very old (possibly Victorian) and a number had patterns painted on with a stencil at some time in the past and these had now worn away leaving mainly white paint, I’m sure the patterns looked great initially but years of wear and tear had certainly taken their toll on them.

First the floor was covered with a Tile Doctor Oxy-Gel which is a new product based on the popular Pro-Clean product but in a more manageable gel form. We left the Oxy-Gel to soak into the pores of the tile for ten to fifteen minutes, we were working in a tight space so the gel ensured the product remained in position. The tiles were then scrubbed by hand and then rinsed which removed most of the hard ground in dirt.

To remove what was left of the paint stencils the tiles were individually treated with Tile Doctor Remove and go which is a powerful coatings remover, its was worked into the tile as before and the paint came away.

Last step before sealing was to give the floor a final clean with another solution of Oxy-Gel and then rinsed with neutral tile cleaner and water to remove any trace of cleaning product and then left to dry off overnight.

We came back the next day and checked a few areas to make sure the floor was dry before sealing. The tiles were dry so the sealing process was started using Tile Doctor Seal and Go which is an ideal sealer for Quarry tiles as it affords good stain protection whilst adding a nice subtle sheen to the floor, five coats were required before the tiles had become fully sealed.

Scratched Black Marble Lamp Base Before and After Restoration Fife

Damaged Marble Lamp Base Restored in Fife

At this property in Fife, I was asked to restore not a tiled floor, but in fact a solid black Marble lamp base. The lamp base was particularly by scratched and damaged as a result of a lack of care and consideration by a removal company. It’s a shame to see such a high-quality item suffer this kind of damage; nonetheless, I was keen to help with restoring it back to looking its best.

I arranged to collect the base the next time we were working in the area of Fife, a historic area of Scotland which houses St. Andrew’s, one of the world’s oldest universities. The customer and I agreed that I would drop it back a week later following the restoration.

Restoring a Damaged Black Marble Lamp Base

Restoring the appearance of the Marble (and other high-end stones such as Limestone) commonly requires a process known as burnishing.

To begin, we applied to the base the first of a set of four six-inch burnishing pads. This pad, which had a Coarse grit, was fitted to a small handheld buffing machine and used to burnish the Marble with a little water for lubrication. I then worked my way through the pad system to apply Medium, Fine and Very Fine grit burnishing pads. The process gradually improved the appearance of the base, managing to remove some of the lighter scratches; however, it became clear that more work was required to fully complete the restoration.

To take the restoration process a step further, I went on to use a set of four diamond encrusted hand burnishing blocks, which were applied to the Marble in a similar way to the previous stage. I followed up with another application of the six-inch burnishing pads: a process I’m happy to confirm successfully removed all scratches.

The base was then given a final polish and sealed using Tile Doctor Shine Powder (a sealer in the form of a crystallising powder) to seal the stone and provide the extra gloss look shine and durable finish requested by the client.

The customer was delighted with the results when I returned the Marble lamp base a week later. While it’s unfortunate that the base was damaged so badly to begin with, it’s certainly comforting to know that these valuable stone objects can be restored fully with the right methods.

Travertine Floor Before and After Polishing Ayrshire

Dirty Travertine Tiled Floor Cleaned and Polished in Ayrshire

When we arrived at this property in Ayrshire, Edinburgh, it appeared as though the owner’s Travertine tiled floor was in relatively decent condition.

On closer inspection, however, we could see that the grout lines were quite dirty and, while there was still a visible shine to the surface, it had become cloudy, likely due to a lack of sufficient maintenance.

This was a big concern for the owner, and so they contacted me to see what I could do to remedy the situation.

Cleaning and Burnishing a Dirty Travertine Floor

After agreeing with the customer to undertake the work, I travelled to the property in Ayrshire, a county located in the South West of Scotland, on the shores of the Firth of Clyde.

Upon arrival, I set about using a set of large diamond encrusted burnishing pads fitted to a rotary machine to strip the tiles of old surface sealer, break down the layers of dirt, and restore the polished shine. The Tile Doctor burnishing system comprises four main pads of varying grit: I began by applying the Coarse grit pad, before moving on to Medium, Fine and Extra Fine to gradually achieve the desired level of polish.

After burnishing the main surface of the floor, I used smaller, 6-inch pads to pay particular attention to the edges and corners. Then, to complete the cleaning process, I scrubbed a strong solution of Tile Doctor Pro Clean into the grout limes to remove ingrained dirt and stains. I also noticed some holes in the grout as well as some completely missing, and also promptly replaced these with new grout.

Sealing a Travertine Floor

The floor was then left overnight in order to allow it to time to dry completely. In the morning I returned to the house and opted to give the floor a final polish with the extra fine burnishing pad before sealing.

My choice of sealer was Tile Doctor Colour Grow, which was applied in two separate coats to protect the floor against wear and tear, while also accentuating the natural shades in the stone thanks to the sealer’s colour intensifying formula.

I’m pleased to say that my customer’s worries about this Travertine tiled floor have now been put to rest. The results were very pleasing for both myself and the customer, and I made sure to offer some general tile maintenance advice before being on my way. Another happy customer.

Original Marble Tiled Bathroom Floor Restored at a Hotel in Walkerburn

Windlestraw is a picturesque Edwardian manor hotel overlooking the Tweed Valley, near Walkerburn in the Scottish Borders area of Scotland. One of the bathrooms in the manor was in the process of being refurbished when two layers of floor tiles were removed, unveiling an original Marble tiled floor dating back to the 1920s.

After the top layers of tile had been removed the Marble was still covered in old adhesive and cement and although Marble is known for its quality and durability the hotel owner didn’t want the building contractor to proceed any further in case they damaged it. The owner was keen to restore the Marble floor as an original feature so we were called in to set the situation right.

Refurbishing a Marble Tiled Bathroom Floor

To restore the floor I used two processes known as milling and burnishing. Milling literally involves grinding down uneven or rough surfaces using very coarse, diamond encrusted pads. The pads are usually used to resolve lippage issues on natural stone but in this case we needed to use the very coarse abrasive pads to grind off the adhesive and cement. I used a set of three coarse milling pads rinsing with water between each pad and starting with a 50 grit pad, before moving on to 100 and 200 grit pads. This process was very effective and ground off the cement and adhesive, while also removing any lippage in the tiles to leave a completely flat surface.

Milling leaves the surface of the Marble tiles clean but in a rough condition and this is where the second process Burnishing comes in. Similar to milling, burnishing focuses on achieving a polished finish with the application of ever finer grades of polishing pads and is often used to bring back the polish on Limestone and Travertine as well as Marble. Moving on to the burnishing, I worked my way through the four diamond encrusted pad system lubricating with a little water and again rinsing between each pad to remove the slurry. The grits go from Coarse (400 grit), Medium (800 grit), Fine (1500 grit) and then eventually Very Fine (3000 grit) and come in a 17” pad for use on a rotary floor machine and were applied twice in sequence to achieve a fantastic polished shine.

The floor was given a final rinse and then dried with a wet-vacuum before we proceeded to seal the floor using Tile Doctor Shine Powder which is a crystallizing powder that is applied directly to the floor and worked in using a buffing pad fitted to a rotary machine.

Shine Powder provides a very high shine (as you can see from the photos), along with a tough durable finish. On top of this, it is suitable for sealing all natural stone, including, of course, Marble, along with Limestone, Granite, Slate and Travertine.

The customer was absolutely delighted with the results as were we although it’s now up to them to ensure the bathroom fitters take appropriate care when completing the room which I’m sure will look absolutely fantastic when complete and no doubt add to the allure of this magnificent hotel in the Scottish Borders.

In fact if you’re thinking of selling your property this quick but effective grout treatment will really make your tiles look a lot more appealing.

Normally to get grout clean we recommend a good scrub with Tile Doctor Pro-Clean however in some cases the staining cannot be removed completely and sometimes the customer simply wants a different grout colour. In either case whether its wall or floor grout the solution is to re-colour the grout with a Grout Colourant which are available in ten popular colours.

As you can see in the photographs above the Kitchen Wall Grout for this ceramic tiled kitchen in Edinburgh was a grey colour which looked dirty and was not very attractive.

Cleaning and Colouring Grout

The first step before grout colouring is to give the grout a good scrub with Tile Doctor Pro-Clean to get it as clean as possible before applying the colourant. The grout was then wiped and then allowed to dry ready for the colourant to be applied.

Once the grout was ready the colourant was run evenly along the grout line in thin coats so it didn’t run, working the brush backwards and forwards and taking care to minimise the amount of colourant left on the tile. One coat is usually sufficient but you may need to apply a number of coats if the original grout colour was quite dark.

I think you will agree from the photographs the white colourant gave the tiles a really fresh feel and gave the impression the tiling was recent. The colourant also adds a barrier over the grout protecting it from staining and making it easier to clean in future.

Slate Tiled Floor Before and After Sealing Edinburgh

Slate Tiled Floor Stripped, Cleaned and Resealed in Edinburgh

Natural stone products such as Slate need to be sealed for it to look its best, the sealer brings out the best in the natural features and also protects the stone from dirt becoming ingrained in its pores and once that happens it becomes difficult to clean effectively and starts to lose its appearance.

A good example of this is the Slate Tiled Floor shown below where that we were asked to maintain in Edinburgh, the sealer had worn off allowing the stone to dull and the grout to become stained.

There was still evidence of the previous sealer on the floor so the first job was to strip that off completely using a 50:50 solution of two Tile Doctor products, Pro-Clean and Remove and Go. The two products combined together make a powerful cleaner/stripper combination which was left to dwell and soak into the tile and grout for 10-15minutes.

Next step was to scrub the solution into the floor using a scrubbing pad fitted to a rotary machine and a stiff narrow brush was run along the grout lines. The now dirty solution was then extracted from the floor using a wet vacuum and the process repeated until all the previous sealers and coatings had been removed from the floor. The floor was then given a clean using just Pro-Clean to make sure all dirt had been removed again using a wet vacuum to extract the solution.

The final part of this process was then to give the floor a rinse with a diluted solution of Tile Doctor Neutral Cleaner to remove any trace of strong cleaning products and the wet vacuum was used to get the floor as dry as possible ready for sealing the next day.

The floor was left overnight to dry and the following day we returned to seal the floor checking first it was dry. Sealing was done by applying five coats of Tile Doctor Seal and Go which will protect the floor going forward, adds a nice low sheen and works very well on Slate, Quarry and Victorian tiles.

Victorian tiled floors were popularised during the 19th century and continue to be in fashion to this day. However they do need to be properly maintained and many homeowners need assistance with this as was the case with this customer in Edinburgh. Their Victorian tiled hallway floor was very dull due to several layers of ingrained dirt, and was also marked in numerous places by paint splashes from decorating. The customer was unable to deal with these issues themselves, despite trying several times with everyday cleaning products and called us in to restore the floor back to looking its best.

To begin, I mixed a 50:50 solution of Tile Doctor Pro Clean and Tile Doctor Remove & Go which creates a powerful cleaner/stripper solution. Pro-Clean is a high alkaline cleaner, while Remove & Go is specifically designed to break down adhesives, paints and any old surface sealer.

The solution was sprayed onto the tiled floor and left it to dwell for 5-10 minutes. It was then thoroughly scrubbed into the floor, and any excess residue was promptly extracted using a wet-vac machine.

The area was too tight to allow for a heavy rotary machine fitted with a scrubbing pad, so I opted to complete the cleaning process by hand. To ensure a high quality clean in lieu of the absent rotary machine, I scrubbed the floor three times over, successfully removing all of the paint marks and ingrained dirt in the process.

After cleaning it was important to neutralise any excess chemicals left over on the tiles, and I did this by washing the entire floor with Tile Doctor Neutral Tile Cleaner. A wet vacuum was used to remove as much moisture from the floor as possible and then it was left to dry fully overnight.

On the second day, I returned to the house to seal the newly cleaned Victorian tiles. The customer specifically requested a natural, non-sheen finish for the surface seal; now normally I recommend Seal and Go for Victorian tiles however it does leave a shiny finish and so I switched to Tile Doctor Colour Grow which is an impregnating sealer that met the client’s requirements and has the additional benefit of improving the natural shades and colours within the tile. Three coats were applied to fully protect the tiles allowing the floor to dry between each coat.

To remove the remaining wax coating the table was smothered in strong solution of Tile Doctor Pro-Clean which is an effective cleaning product that will strip off old sealers when used in a concentrated form. The solution was left to dwell for a while before being scrubbed in by hand and then rinsed off with water.

To make the job easier the table was cleaned in two sections and the process repeated a number of times in order to remove all the wax. Once complete the table was given a final clean using Tile Doctor Neutral Clean which is a PH neutral cleaning product to remove any trace of Pro-Clean and neutralise the stone before sealing.

The table was dried thoroughly before being sealed using three coats of Tile Doctor Colour Grow which is a penetrating sealer that soaks into the pores of the stone improving its natural colours and protecting it against staining from within.

Removing paint from a Victorian tiled hallway floor in Polwarth

This job was at house in Polwarth, a small parish through which flows the Union Canal, running from Falkirk to Edinburgh. The client had requested a clean for a Victorian tiled hallway set in the narrow reception area of the house.

The tiled floor had been painted over by the previous owners of the house using a thick, red paint. Painting a tile floor in such a way can affect its wash-ability, and the paint can peel off over time especially in a high-traffic area such as a reception area or hallway such as this. The red paint would have to be removed in order to restore the tile underneath and reveal its natural state, as well as provide a thorough and much-needed clean.

The first step in the paint removal process was to spray the floor with a strong solution of Tile Doctor Pro-Clean mixed with Remove & Go. Pro-Clean is a heavy duty cleaner and degreaser, suitable for use on tile, stone and grout. Pro-Clean combines well with Remove and Go, which is a multi-purpose stripper capable of removing most sealers, adhesives and, particularly important for this case, paint. The solution was left to dwell after application to allow it to soak into the tile and soften the paint and dirt.

After 10 to 15 minutes we scrubbed the floor in order to remove as much of the paint as possible. The owner of the house was surprised to see the true colours of the tile appearing, which had been hidden beneath the paint for a significant period of time. As the red paint coating was particularly thick, we had to scrub the floor multiple times. In some areas the paint proved tricky to remove so it was necessary to use a steamer to steam clean the stubborn areas.

Once all of the paint had been successfully removed, the unveiled tile floor was treated to another clean using Pro-Clean, before being given a wash down and neutralised using Concentrated Neutral Tile & Stone Cleaner. It’s important to ensure any trace of strong cleaning products are removed from floor before the next step of sealing as it can impact the sealer leading to un-even results.

The floor was left to dry off overnight and we came back the next day to seal the tiles using four coats of Tile Doctor Seal & Go which is an ideal sealer for Victorian tiles as it provides stain protection whilst also bringing out the colours resulting in a subtle sheen appearance.

Victorian Tiles Before and After Cleaning in Whitburn

Cleaning Victorian Hallway Tiles in Whitburn

This dull and un-inviting Victorian tiled entrance hall was located at a house in the small town of Whitburn in West Lothian which is half between Glasgow and Edinburgh. The tiles were in need of a deep clean and seal and we do see our fair share of Victorian tiled floors in this area and so have become quite experienced in their maintenance.

To clean the floor and remove any remaining sealer a strong dilution of Tile Doctor Pro-Clean was applied to the floor and left to soak into the tiles for around fifteen minutes before being worked into the tile and grout using a black scrubbing pad fitted to a rotary bonnet machine. Pro-Clean is a heavy duty alkaline cleaning product that un-like acid based cleaners are safe to use on Tile, Stone and Grout.

The soiled cleaning solution was then rinsed off using water and then the whole process repeated; three times to ensure any remaining sealer was removed and the floor was clean. The final step was to neutralise the floor before sealing which we did by giving it a final wash with Tile Doctor Neutral Tile Cleaner, this time we extracted as much water as possible using a wet vacuum and then left the tile to dry off overnight.

We came back the next day and after checking the floor was clean and dry proceeded to seal the tiles using five coats of Tile Doctor Seal and Go. Seal and Go is a water based sealer so it doesn’t leave a smell as its drying, it also offers good stain protection and adds a nice sheen to the floor.

Cleaning Dirty Victorian Tiles Floor in Musselburgh

We had a great result on this Victorian tiled floor at a house in Musselburgh which is five miles east of Edinburgh and apparently one of the oldest towns in Scotland. If you take a close look at the photograph below you can see how dirty the tiles were before we got started.

We were quite lucky with the floor in that it was in good physical shape and really just need a deep clean and re-seal. So the first step was to strip of any old remaining sealer or other coatings from the tiles using a strong solution of Tile Doctor Pro-Clean which is safe to use on these old tiles. The solution was mopped onto the tile and grout and then scrubbed in using a rotary bonnet machines fitted with a black scrubbing pad. The soiled cleaning solution was then rinsed off using water and then the whole process repeated; three times in fact before being satisfied that the floor was clean. The floor was given a final rinse using Neutral Tile cleaner and then water extracted using a wet vacuum before being left to dry overnight.

We came back the next day and checked a few areas to make sure the floor was dry before sealing. The tiles were dry so the sealing process was started using Tile Doctor Seal and Go which is an ideal sealer for Victorian Tiles as it affords good stain protection whilst adding a nice subtle sheen to the floor, five coats were required before the tiles had become fully sealed.

This Terracotta Tiled Floor in the lounge of a house in Edinburgh was ingrained with dirt from what must have been years of use since it was last given a thorough deep clean and seal.

This floor was very dirty so to get them clean a strong dilution of Tile Doctor Pro-Clean was applied and left to soak into the pores in the Terracotta for a good while. More Pro-Clean was applied and then worked into the tiles using a rotary bonnet machine fitted with a black scrubbing pad. This action saw the dirt coming out of the floor and it was rinsed away with water using a wet vacuum to extract the soil.

The process was repeated three times before the Terracotta tiles were clean; we also used a stiff grout brush along the grout lines during this process and then at the end the floor was given a good rinse down with more water again a wet vacuum was used to extract the water and get the floor as dry as possible.

Sealing Terracotta Tiles

The photograph above shows the floor after cleaning as on this occasion and despite being advised against it the client didn’t want the floor sealed so we gave the floor a final wipe with Tile Doctor Neutral Cleaner with cloths to leave a clean finish. Terracotta is a very porous material and so it’s highly recommended that you seal it, leaving it un-sealed will soon see dirt becoming ingrained into the pores of the tile and once there it’s very difficult to remove without going through the deep cleaning process above.

When sealing Terracotta I would recommend Tile Doctor Seal and Go which gives the floor a nice sheen, if you prefer a more natural look however then choose Colour Grow which has the additional benefit of bringing out the natural colours in the tile.

Details below of a Marble Tiled floor installed in the hallway and kitchen of a house in Edinburgh. The tiles were in good physical shape but had lost their polished appearance over time resulting in a dull un-appealing finish. This is not unusual for polished stone especially in high traffic areas such as hallways and kitchens.

Our first job was to give the floor a general clean to remove grime and dirt especially along the grout lines. This was done by applying a strong dilution of Tile Doctor Pro-Clean which is left to dwell on the floor before being scrubbed in, Pro-Clean is an alkaline cleaner so it’s safe to use on tile and stone unlike acidic cleaners which can damage the surface of the stone over time. The now dirty cleaning solution was removed using a wet vacuum and the floor given a rinse using water.

The next step was to burnish the Marble which is a process that removes ingrained dirt and brings up the polish on the tile. The process involves the application of four diamond pads in sequence; you start with the coarse pad together with a little water and this cuts through and removes surface grime and any surface seal. You then progress through the other finer pads one by one until you get to the final polishing pad which provides a high polish.

When the Burnishing process was completed Tile doctor Shine powder which is a crystallising powder is worked into the floor using a bonnet machine fitted with a buffing pad and a little water; it adds an extra level of deep shine to the marble floor giving it that extra wow factor together with a tough durable finish.

External Quarry Tile Steps and Grout Cleaned in Kirkliston

The photographs below are from a set of steps outside a house in the small West Lothian town of Kirkliston near Edinburgh airport and as you can see from the photograph the Quarry Tiled steps and Grout were looking tired and now in need of a good deep clean.

To get them clean we scrubbed in a strong solution of Tile Doctor Pro-Clean, it was a small area so this was done by hand using water to rinse away the soiled cleaning solution. The process was repeated until the dirt and grime had been removed and particular attention was applied to the grout using a stiff brush and plenty of elbow grease. Cleaning tiles outside does have its advantages as there is less preparation required but drying can take longer if it’s a cold day or shady spot.

Despite our best efforts to get the grout clean there was still evidence of staining so once it was dry the grout was coloured with 2 coats of grout colourant. The top layer of grout is actually porous so it will become ingrained with dirt over time that makes cleaning very difficult, the grout colourant product we use however forms an epoxy barrier over the grout which seals the grout and makes it easy to clean. Once complete and dry the steps were finished off with a wipe down using Tile Doctor Neutral Cleaner.

Stained Quarry Tile Grout Cleaned and Coloured in Livingston

The grout on this Quarry tiled floor in the kitchen of a house in Livingston near Edinburgh was proving impossible to clean effectively and had now become badly stained with dirt and grime and had gone dark in the process making it obviously dirty when compared with the clean areas.

The first step when cleaning grout is to apply a strong solution of Tile Doctor Pro-Clean which is a strong alkaline cleaning agent. The solution is mopped onto the tile and grout and then scrubbed in by hand with a stiff brush along the grout lines, Pro-Clean is also a good general tile cleaner so it worked well on the Quarry Tiles as well. The soiled cleaning solution was rinsed away with water and as much water as possible was removed using a wet vacuum. Next we left the floor to allow it to dry leaving a turbo air mover in help to speed up the process.

Sealing Quarry Tiles

When the floor was dry it was clear that the grout would never be clean enough to match with the areas that were still white so we agreed to apply a white epoxy Grout Colourant to resolve the problem. The group colourant is applied by hand and is painted onto the grout using a small brush; any excess is then wiped off the tile. Two coats were required on this floor.

The floor now looks like it has come back to life and as you can see all the grout now has a uniform colour and should stay that way for a long time as the added advantage of an epoxy grout colourant is it forms a barrier over the grout that will seal and protected it.

Stained Ceramic Tiled Shower Cubicle Refresh in Edinburgh

Keeping the tile and grout in shower cubicles clean is often a headache for homeowners and this cubicle at a house in Edinburgh was certainly no different. You can see from the photograph below that although the glazed ceramic tiles were in good condition they were being made to look grubby by the stained condition of the adjacent grout and there were also signs of mould build-up. If you catch this early you can overcome the problem spraying on a product called Tile Doctor Mould-Away however in this case a full refresh was required.

We started by spraying the tile and grout down with Tile Doctor which is a strong alkaline cleaner Pro-Clean, spraying it on mixes it with helping it to stick to Vertical surfaces where it can get to work on the dirt. We left it to dwell for ten minutes before scrubbing it in by hand using a stiff grout brush; this process certainly improved the grout but unfortunately it had become too badly stained to be satisfactory so it was agreed with the owner that we would recolour the grout using a white grout colourant.

Recolouring Grout

The grout colourant comes in a tube and is very straightforward to apply although I must admit the work is quite tedious. Two coats of white colourant were required to get the uniform appearance needed and I think you will agree the effect is quite transforming. The other advantage of these particular colourant products is that they are epoxy based and form a barrier of the grout preventing future staining and making it very easy to clean going forward.

The last step was to carefully remove the existing silicon strip along the base of the cubicle with a sharp nice and replace with new. The final result was a shower cubicle that looked recently installed.
